It’s no longer just about sipping wine in a Tuscan vineyard or buying a villa on the Amalfi Coast. In the past three years, working closely with dozens of municipalities and evaluating hundreds of properties with ITS Italy, we’ve learned something essential: the foreign dream of Italy is changing. It’s evolving, maturing, and rooting itself in a more grounded—yet still deeply emotional—desire to belong, to contribute, and to transform.

Gone is the cliché of the millionaire buying a penthouse in Milan or a luxury hideaway in Forte dei Marmi. Instead, we are witnessing a growing influx of young professionals, freelancers, remote workers, and mid-career families, most of them in their early 40s. They are not seeking opulence—they are looking for meaning.

They come from Northern Europe—Britons disenchanted by post-Brexit complexity, Germans seeking balance, Scandinavians yearning for warmth, Dutch and Belgians craving beauty and simplicity. Then there are the Americans, many of them second-generation Italian-Americans with a deep, inherited longing for a country they only know through Sunday lunches, old stories, and now, curated Instagram reels. Some are dreamers, some are savvy. A few are naïve.

And yes, there are also South Americans—again, often of Italian descent—and a smaller, more sporadic presence of Asians, for whom the small-town charm of Italy is more exotic than nostalgic. But the constant is this: they’re all looking for a different rhythm of life.

What they often don’t expect, however, is the complexity of the Italian system. The bureaucratic mountain of visas, permits, residency rules, tax codes, renovation permits, and endless documents is the first test. At ITS Italy, we quickly learn who’s serious by one simple marker: they ask us, up front, how to obtain a visa or a path to permanent residency. That tells us everything.

These are not luxury speculators. Most are not buying second homes for Airbnb profits or looking for some magical flip. Quite the opposite. Many start out believing they can buy a home for one euro, only to discover that even the most basic restoration project will cost €60,000–€100,000. No bank is lining up to finance them, especially if they’re foreigners. So those who stick around are those who are genuinely committed. They come prepared—or they learn, the hard way.

Some are disappointed. A few turn back. But the majority—those who understand that this is not a real estate game but a life decision—thrive.

We’ve prioritized municipalities that offer both charm and community—places where locals are open to dialogue and expats already living there can support newcomers. In many towns, this is working beautifully. Small bars come back to life. Artisan shops reopen. Schools remain open because a new family has enrolled their child. It’s subtle, but it matters.

What’s surprising is how many of these new Italians begin collaborating with locals—not just socially, but economically. Co-working spaces are set up. New businesses emerge: a wine bar, a yoga studio, a digital consultancy, a boutique hotel. It’s not always easy, but it’s happening. And often, these outsiders end up defending and promoting territories that Italians themselves had forgotten.

These aren’t fantasy stories. They’re real. And they’re reshaping parts of Italy from the inside out.

It would be dishonest to say the dream comes without difficulty. Many of these towns are still struggling with depopulation, infrastructure gaps, and limited services. Some newcomers underestimate the time and energy required to adapt.

But for those who persist, the reward is extraordinary. Not just a house in Italy, but a new identity—a redefinition of purpose and pace. You can live slower, work globally, and build something authentic. And yes, sometimes even run a business that works.

The true opportunity, we’ve learned, is not in flipping properties. It’s in flipping perspectives. Italy, for all its chaos and contradictions, still offers a rare combination of beauty, history, community, and possibility. For those who see it clearly—and who prepare carefully—it remains one of the most powerful dream scenarios in the world.

Scenario da Sogno

Gli stranieri che sognano l’Italia—oltre il romanticismo, oltre le cartoline

Non si tratta più solo di bere vino in una vigna toscana o comprare una villa sulla Costiera Amalfitana. Dopo tre anni di lavoro con ITS Italy, decine di comuni coinvolti e centinaia di immobili analizzati, abbiamo capito una cosa essenziale: il sogno straniero dell’Italia sta cambiando. Sta crescendo, maturando, diventando più consapevole. Non si sogna solo bellezza: si sogna appartenenza, vita vera, possibilità.

Non si parla più del milionario che compra l’attico a Milano o la villa a Forte dei Marmi. Parliamo di professionisti, freelancer, lavoratori da remoto, famiglie di mezza età. L’età media che registriamo è 42 anni. Non vengono per ostentare, ma per vivere diversamente.

Arrivano da tutta l’Europa del Nord—inglesi disillusi dalla Brexit, tedeschi in cerca di equilibrio, scandinavi in fuga dal freddo, olandesi e belgi attratti dall’estetica e dalla semplicità. E poi gli americani: spesso italo-americani di seconda generazione, cresciuti con l’Italia nel cuore ma non nei documenti. Molti romantici, alcuni disinformati.

Ci sono anche sudamericani (ancora una volta, spesso con sangue italiano) e qualche asiatico, più curioso che nostalgico. Ma la costante è questa: tutti cercano un altro ritmo.

L’impatto della realtà

Eppure, tanti non sono preparati alla realtà. Documenti, visti, permessi, burocrazia. L’Italia che ti fa innamorare è la stessa che ti mette alla prova. E per chi viene da fuori UE, la vera cartina di tornasole è una domanda precisa: “Come posso restare legalmente?” Quelli sono i seri.

Non sono speculatori. Non cercano la rendita su Airbnb o il colpo immobiliare. Anzi. Molti arrivano convinti che con un euro si possa fare tutto. Poi scoprono che, tra lavori e costi accessori, servono almeno 100.000 euro. Nessuno li finanzia. Servono tempo, pazienza, fiducia. Chi resta è chi ci crede davvero.

Alcuni si scoraggiano. Altri tornano indietro. Ma chi resta e accetta che questa è una scelta di vita, non un investimento, trova qualcosa di unico.

Non solo comprare: appartenere

Noi di ITS Italy abbiamo sempre voluto attrarre chi fosse disposto non solo a comprare, ma a vivere. Abbiamo scelto territori autentici, ma con comunità pronte all’accoglienza. Posti dove un bar può riaprire, una scuola restare aperta, un artigiano riprendere coraggio. Non è folklore. È rigenerazione vera.

E spesso accade qualcosa di incredibile: gli stranieri iniziano a collaborare con i locali, anche a fare impresa. Nascono coworking, ristoranti, consulenze, piccole attività. Non sempre è facile. Ma accade. E sono proprio loro, i “nuovi italiani”, a diventare i migliori ambasciatori di territori che noi italiani abbiamo abbandonato.

Il vero affare? Cambiare passo

Non vogliamo vendere illusioni. Vivere in un piccolo borgo ha sfide concrete. Strade chiuse, servizi assenti, lentezze. Ma per chi supera queste prove, il ritorno è umano, profondo, permanente. È una nuova identità. Un altro passo.

L’occasione vera non è economica, è esistenziale. È vivere meglio. L’Italia, tra mille difetti, offre ancora una combinazione irripetibile di bellezza, lentezza, connessione umana e possibilità.

E per chi sa vederla, prepararsi, e agire con sincerità, resta uno degli scenari di vita più belli del mondo.
