Negli ultimi anni ho incontrato sempre più americani convinti di aver trovato l’affare della vita dopo un reel ben montato o un video su YouTube: case a 1 euro, trasferimenti in 90 giorni, villaggi che “ti pagano per vivere lì”. La narrazione è seducente. La realtà molto meno.
Nel pezzo provo a rimettere ordine tra mito e sistema: visto Schengen, residenza, fiscalità, diritto successorio, ristrutturazioni, permessi, doppia imposizione. Comprare casa non significa poter restare. E un prezzo basso non equivale a un investimento intelligente.
Non è un attacco a chi racconta l’Italia online. È un invito a distinguere storytelling da consulenza regolamentata. L’Italia può essere straordinaria — ma richiede tempo, presenza e professionisti veri.

Over the past few years, I’ve met an increasing number of Americans convinced they had found the deal of a lifetime after watching a well-edited reel or YouTube video: €1 homes, “move to Italy in 90 days”, villages that “pay you to relocate”. The narrative is seductive. The legal and fiscal reality is far more complex.
In this piece, I unpack the gap between social media storytelling and Italy’s actual regulatory framework: Schengen limits, residency pathways, taxation, inheritance law, renovation compliance and due diligence. Buying property does not grant residency. A low purchase price does not equal a smart investment.
This is not an attack on content creators. It’s a call for clarity. Italy can be extraordinary — but it demands patience, structure and proper professional advice.
