According to the report, places like Lucca have seen a 27% price increase in just five years, outpacing even Florence. The Val d’Orcia continues to charm investors seeking panoramic villas around €5,000/m². And with more direct flights arriving from global hubs like London, Dubai, and New York, the luxury second-home market in Tuscany is booming.
But let’s be honest: this is Tuscany at the top of the market — beautiful, yes, but not within reach for everyone.

Il nuovo report Tuscany Residential Market Insight 2025 di Knight Frank conferma un trend in crescita: la Toscana resta una delle mete preferite da investitori internazionali e residenti benestanti. I motivi sono chiari: qualità della vita, incentivi fiscali (come la flat tax da €200.000 annui), scuole internazionali e un'offerta culturale di altissimo livello.
Lucca, ad esempio, ha visto un +27% sui prezzi in soli cinque anni, superando persino Firenze. La Val d’Orcia attira acquirenti con ville da cartolina a circa €5.000/m². E i voli diretti da Londra, Dubai e New York rendono la regione sempre più accessibile per chi cerca la seconda casa perfetta.
Ma questa è solo una parte della verità.
